Lancaster Club site - Housing instead of Leisure

I quote from the Council’s publication ‘Oldham Athletic Football Club: Frequently Asked Questions’.

Q: What is being proposed for the Lancaster Club?

A: We have some good ideas but these are in the early stages of development. The vision is to provide a leisure regeneration scheme at a key destination site into Oldham.

 

The Lancaster Club is a Grade II listed building and must be retained as part of the overall proposals. It is difficult to say categorically what the eventual use of the building will be, although uses such as a Public House, office and conferencing space have been considered.

 

Irrespective of the eventual use, the building will benefit from significant expenditure which will safeguard it for many years to come.

 

 

However, at last night’s Cabinet meeting, on an item of urgent business, it was reported that, although the original plan for the site was to develop a commercial leisure scheme, due to limited interest and insufficient demand to cover the whole site, it is now proposed that the scheme would be residential in scope. The intention would be for the Council to obtain outline approval, service the site and sell development plots to developers, with an element of commercial development to the front of the site.

 

Members were advised that, in order to facilitate comprehensive development in the area, the Council would re-locate the planned soccer centre onto the non-trust land to the North of the Lancaster Club, the allotment gardens would require a replacement site and it may be necessary to reinstate the sports provision to an alternative site.

 

Consultation is to take place with residents and stakeholders.

 

 

The Agenda and Minutes on the Oldham MBC web site show that this matter comprised two separate items (one commercially sensitive dealt with in private) out of ten items considered in a meeting lasting only 33 minutes.

Interesting indeed.

 

If they get permission for housing the value of the land will increase. Wonder if the 'deal in principle' we made had conditions that we would get more money if it was used for housing.

The land was to be valued by an independent valuer a it stood. Unfortunately none of the money goes to OAFC, it goes to Simon Blitz and his mate.

It was announced a while ago that the leisure regeneration was to take place in Hollinwood around the area where the Roxy stood and the gas works.
